General functioning of Marketing Department

1. The Marketing Department is the revenue earning Department to the Corporation. The main activities of the Marketing Department are disposal plots for residential, commercial & other uses as well as built up premises for the main uses of housing & commercial. The Department also disposes the special projects.

Marketing of plots:
2. CIDCO is developing Navi Mumbai in a planned manner with balanced land uses in various nodes. Accordingly, the saleable plots are earmarked for various uses (like residential, residential + commercial, warehousing, information technology etc.) by the Planning Department. The Marketing Department disposes these plots for various planned uses.
3. The Corporation disposes the plots through open tender.

Marketing of housing and commercial premises:
4. The Corporation develops residential complexes to meet the housing needs as well as commercial complexes to promote employment base in Navi Mumbai. As on to day, CIDCO has developed over one lakh housing units mainly for the LIG and MIG categories and the housing developed by CIDCO always commands a very high response in the market. As a part of promoting the employment base, CIDCO has also developed the Infotech Parks at Vashi and Belapur.

Special Projects:
5. These include projects like Integrated complex at Seawoods Railway Station, Multiplex, Golf course, Amusement Park etc.
6. The Marketing Department also deals with the marketing promotional activities viz. marketing communications, advertisements and exhibitions.

Other functions:
7. Some of the property transactions lead to litigation. Therefore, the Department also handles the court cases pertaining to the litigation matters.

1. Marketing of built-up properties:

The Corporation has developed five state of the art Railway Station Complexes on Mankhurd Belapur Railway Corridor namely Vashi, Sanpada, Juinagar, Nerul and Belapur Railway Station Complexes. Subsequently Vashi and Belapur Railway Station Complexes were declared as International Infotech Park, Vashi and International Technology Centre, Belapur to attract growing IT sector in Navi Mumbai. International Infotech Park, Vashi is turned to be one of the finest maintained IT parks in the country and is favored destination for many leading IT companies.

3. Special projects:
1. Integrated complex at Seawoods Railway Station:
a. Seawoods Railway Station is located on Mankhurd-Belapur Panvel railway line between Nerul and Belapur stations. Location wise, Seawoods railway station falls in Nerul node. Nerul is one of the well-developed nodes of Navi Mumbai and in the present real-estate scenario, CIDCO has been receiving good rates to the plots located in this node.
b. Seawoods railway station is also a part of the Seawoods-Uran Railway Line, which gives connectivity to Navi Mumbai Special Economic Zone (NMSEZ) and the other areas of south Navi Mumbai. The Seawoods-Uran railway corridor is being presently developed by CIDCO, on the lines of other railway corridor projects already implemented in Navi Mumbai.
c. CIDCO is envisaging a unique and iconic development of integrated complex at Seawoods Railway Station. This Complex, having the potential for development of approximately 2.5 million sq. ft. of commercial development and also having a railway station attached on one hand and all the amenities and facilities to support such development on the other, is expected to be a landmark development in Navi Mumbai.
d. The project consists of development of an integrated complex spanning over an area of 16.16 hectare with FSI 1.5, which gives a total built up area of approx. 2.5 million sq. ft. The project also requires accommodating a railway station, railway offices and allied services for railway commuters like parking, circulation, discharge from the station, public utilities etc.
e. CIDCO has already appointed a reputed consultant CRISIL Ltd. and Jones Lang LaSalle consortium to carry out the market demand and financial feasibility study. The Consultants have already carried out the market demand analysis and their assessment of the project is encouraging us to take our mission further. The brief product mix suggested by the consultant is retailing including Multiplex, Office including IT offices and Hotel.


2. Golf Course and Country Club:
Location: Nerul
Type: 18 Hole, International Standard Golf Course
Area: 37 Ha.
Present Status: - Tenders were invited and the technical bids are being re-evaluated as per order of Hon'ble High Court.
- Unsuccessful bidder went to the Hon'ble High Court and the Court has granted status quo

3. Amusement Park:
Location: Kharghar
Present Status: Planning Stage

Marketing Communications:
This Department also deals with the advertisement works related to marketing.
