CIDCO adopted polycentric pattern of planning and development of Navi Mumbai. It prepared a master plan in October 1975 and was approved by the government in August 1971. It is being modified from time to time as per the needs. The pattern ensured balanced land and even distribution of residential areas, job centres, wholesale markets, non-polluting industry and population density.
The 14 self-contained nodal townships are strung along the mass rapid transport corridors, designed to minimise travel time and distance between nodes and neighbouring cities. The major wholesale markets and industrial belts are evenly distributed in outer areas. Intervening nodes are for predominantly residential settlements. Each node is self-contained with educational health, social, religious, cultural, sports and recreational facilities.
