The Node
New Panvel , the first New Town project of CIDCO, in Raigad District has been taken up for development in 1970’s.
The node has been planned basically for residential development to cater the housing requirement of employees working in nearby industrial estates namely Taloja ,Patalagana ,Panvel Co-op Industrial Estate etc.
Township is strategically located on Eastern side of Mumbai-Pune National Highway ( NH-4 )abutting to Panvel Municipal town . It has a picturesque view of Matheran hills on eastern side and Gadhi River on Southern side.
Transportation
This node is well connected with National Highway /Expressway and is having two major Railway lines. It is connected to Mumbai (CST) by local trains. The Kokan Railway also passes from Panvel station. The Rail links are also available to Diva, JNPT Port and Karjat.
The Node is also in close proximity to proposed International Airport.
Township
The township is planned on the area of about 515 Ha. For the population of about 2 lacs. The Node divided in to two parts. New Panvel (East) Sector - 1 to 19 and New Panvel (West) Sector – 1 to 19.
Housing
CIDCO has constructed about 8225 tenements for various income groups which includes recently constructed 480 tenements under ‘Niwara’ Housing scheme .The tenements were sold on outright purchase basis to buyers. CIDCO has adopted conventional & innovative techniques to complete the said schemes.
Unique Housing Scheme
CIDCO has developed this scheme for 480 tenements in sector-11 , New Panvel (W). CIDCO had invited lum-sum tenders on turnkey basis for Design & Construction of 480 tenements of various types by using Tunnel form technology in the year 2000.
The work was awarded to M/S B.G. Shirke Construction Technology Pvt. Ltd. The work was started in the month of March 2001 and completed in June, 2002 (i..e. in 15 months).
The scheme has spread over of about 15,500 m2 area and it includes 2 condominiums. Condominium-1 comprises of 18 buildings (G+3) with total 288 tenements of ‘B’type (26.11m2 ) and Condominium-2 comprises of 12 (G+3) buildings with total 192 tenements of ‘D’ type (40.96 m2) Both the condominiums are provided with association office, Landscaped garden etc.
